At this point in the offseason Odell being unsigned makes me think that the Pats might be able to sign him to an extremely team friendly deal.

If the value is there I don't see a reason not to sign him.

A 3rd round pick being given up in next year's draft is generally thought to be equivalent to a 4th round pick in this year's draft.

The 5th round pick is being given to the Pats this year along with Parker. So the trade is roughly equivalent to giving up a 4th to receive a 5th and Parker.

It takes very little new cap room to sign drafted rookies. As a rule of thumb, the amount needed is roughly equal to the total signing bonus prorations for players drafted in the first four rounds.
