Brady puts Brookline home on the market

Word in Metrowest is that the Brady's are moving to Natick so their boys can play at Natick High and he can meet Rene Rancourt.

Heh, a couple of years too late on that one, he could have bought Flutie's house before he moved back to Florida. You can easily tell which house was Flutie's in Natick - one of the few with a gate, and the houses on the street are numbered 1-7 and 22.

Gawd. I like mayo. I like avocado. I'd try it. If it tastes anything like Miracle Whip its going in the trash.

As a kid in the 50's Mayo was kinda like butter too expensive for our family.. grew up on Sunbeam Bread, Miracle Whip and Oleo, nothing quite like a bologna sandwich with a dollop of mayo and sliced crappy "excello" tomato.. always thought tomatoes grew in plastic trays until about 10 years later.. anyways it made a goopy mess and always bled through..

I wonder why my heart goes off the rails if I am not really careful, my mother was financially and tastebud challenged.. .but could never blame her as there just weren't a lot of choices at Almac's, A&P or First National... Green Stamps or the Gold Bond stamps with the promise of many books you could get some more useless crap.

Peanut butter on Sunbeam with Miracle Whip was the bomb...

Hope this isn't already posted but the Worcester Telegram is reporting the annual property taxes on TBs home is $152K per year! Wow ...

A QB succession from one HOF QB to another HOF QB has occurred maybe twice in league history? More par for the course and normal than crazy IMO.

Sorry, but moving from Brady is Stidham is N.V.T.S. nuts.

Sounds quite cheap for $40m.

My house would have taxes of $1k with that rate.

But it doesn't. I'm at $6k.

$40 mil (39.5) is the asking price, not the valuation.

Wut?

I could see peanut butter and marshmallow Fluff but Miracle Whip? Is your cholesterol like 400?

The hell is he listing it at 40 mil for?
Government valuations of real estate:
1) lag the market
2) are based on generalized "comparables" and it's hard to come up with comparables for some houses

If his house actually sells for $35M, at some point in the next couple of years (barring a housing market crash) its assessed value will be in the $35M ballpark.

I'm sure they had a real estate agent (real high end one that specializes in these types of sales) come in and did market analysis, etc.

They bought the land for $4.5m and obviously built the house for x $.

Here is property with the town of Brookine Assessors office.

Below is the actual listing.

112 Woodland Rd, Brookline, MA 02196 - MLS 72545401 - Coldwell Banker

Comments:

1.) Congrats folks...you all fed the media trolls...myself included.

2.) Chris Hogan lived in NY during his Patriots career here...it can be done.

3.) John, Brady's eldest son, lives in NYC with his mother...that could be in play here.

4.) Google says it is a 33 minute helicopter ride from Greenwich, CT to Boston, MA. We know helicopters can land at Gillette behind the stadium...I saw it a few times myself when at Gillette on game days. Brady certainly can afford to charter a helicopter....hell I just saw Johnny Damon on a reality show chartering a huge yacht in St. Tropez....

5.) Yup, I am on a year-to-year basis with the Brady era too.

How fast with a jet pack from Greenwich to Foxboro?

love the frog statue on the coffee table. i wonder if they're going to have a moving sale?

When I tried it, I got it at Costco in a normal size jar, not a 20 gallon tub so the commitment wasn't that bad.
I wonder if Wegmans or Whole Foods sells it. They have all kinds of weird stuff

Tax values have NOTHING to do with market values. Tax values are typically much much lower than actual market values since in most locales valuation is done about every 7 years.
I sold high end multi- million dollar homes for years in a market where people move into from all over the country. So I had to understand not just my market, but the markets they were coming from. That could be clear across the country.
But make no mistake- pricing is the single most crucial aspect of trying to sell a home- whether it's $100k or $40mill.
